If you're thinking about buying a home in Central Florida, one of the first decisions you'll probably face is whether to buy a brand new construction home or an existing resale home. It's a question I get asked often, and the truth is there isn't one right answer for everyone.

Both options have their advantages, and the best choice really depends on your budget, lifestyle, and what you're looking for in a home. Here's a breakdown of what I usually tell buyers.

The Benefits of Buying New Construction

Central Florida is growing fast, and new communities seem to be popping up everywhere. From Clermont and Minneola to Groveland and Davenport, buyers have plenty of opportunities to purchase a brand-new home.

One of the biggest advantages is peace of mind. Everything is new! The roof, air conditioner, appliances, plumbing, electrical systems, and flooring. That usually means fewer maintenance issues during your first several years of ownership.

Most builders also include warranties that cover different parts of the home, which can help reduce unexpected repair costs.

Another benefit is energy efficiency. Many new homes are built with modern insulation, windows, and HVAC systems that can help lower monthly utility bills.

And if you're buying early enough in the construction process, you may even get to choose things like flooring, countertops, cabinets, and paint colors. It's a great feeling to personalize a home before you even move in.

Things to Keep in Mind About New Construction

Even though everything is brand new, there are a few things buyers sometimes overlook.

Builder pricing isn't always as flexible as resale pricing. Instead of lowering the purchase price, builders often offer incentives like help with closing costs or lower mortgage rates if you use their preferred lender.

You'll also want to budget for items that may not be included, such as blinds, fencing, landscaping, or even appliances depending on the builder and community.

Another thing to consider is that new neighborhoods can take time to fully develop. Construction may continue for months, or even years, after you move in. So don't be surprised if you're hearing construction equipment for a while.

Why Some Buyers Prefer Resale Homes

Existing homes offer something that new construction often can't: character.

Whether it's mature oak trees, larger lots, established neighborhoods, or unique architectural details, resale homes often have features that are difficult to find in newer developments.

Many resale homes are also located closer to downtown areas, restaurants, parks, and schools, while some newer communities are being built farther from city centers.

Another advantage is knowing exactly what you're buying. You can walk through the finished home, see the neighborhood, meet potential neighbors, and get a better feel for the area before making a decision.

What to Watch for With Resale Homes

Of course, resale homes come with their own considerations.

Older homes may eventually need a new roof, HVAC system, water heater, or updated electrical and plumbing components. That's why having a thorough home inspection is so important.

The good news is that if repairs are needed, buyers often have room to negotiate with the seller. Depending on the market, you may be able to negotiate repairs, credits, or even a lower purchase price.

So...Which One Is Better?

Honestly, I don't think one is automatically better than the other.

If you want low maintenance, modern features, energy efficiency, and don't mind waiting for a home to be completed, new construction might be a great fit.

If you're looking for a more established neighborhood, mature landscaping, larger lots, or potentially more negotiating power, a resale home may be the better choice.

Every buyer has different priorities, and that's exactly why it's important to look at all your options before making a decision.
